Title Research and Curative

Obtaining accurate and timely ownership information is a critical step in the acquisition process and Sendero title personnel assure that title research and curative are performed to the highest standards. This includes examining all available deed information and preparing title certificates as requested by the client. This information is typically provided to survey teams for use in plotting and preparing legal descriptions for easements and other documents. The following information is usually provided:

  • Current surface owner(s).
  • Address(es) and telephone number(s) of owner(s).
  • Current legal description.
  • Last deed of record and type of transaction.
  • Other encumbrances of record.
  • Leasehold interest and contracts to purchase, if available.
  • Liens, mortgages, deeds of trust, judgments, unpaid taxes, etc.
  • Chain of title to specification required by the client.
  • Any recorded document that could adversely affect construction.

Sendero also secures required title curative documents, as directed by the client.

Senior Sendero title personnel review each title file to assure that all necessary information has been obtained and that all ownership information along the route has been received. Title information is then entered into the project database.
